Montana is not one rental market

It is a few dozen small ones, each with its own season, its own guest, and its own set of rules. A ski condo in Big Sky fills on a different calendar than a fly fishing cabin outside Ennis, and neither behaves like a downtown Bozeman townhouse that runs on university weekends, conferences, and summer park traffic.

Pricing that ignores those differences leaves money on the table in the peak weeks and sits empty in the shoulder season. We price every property against its own market and its own booking pace, not against a statewide average.

The rules change every time you cross a boundary

This is the part that catches owners out. Montana has no statewide short term rental permit. Every city and county writes its own, and they are not similar.

Bozeman sorts rentals into four permit types and has closed the pure investment category to new applicants. Belgrade requires a city permit and a business license under Ordinance 2023 to 7. Livingston brought in a new zoning chapter on 1 January 2026 with no grandfathering. Big Sky sits across two counties, Gallatin and Madison, and adds a 4 percent resort tax and an annual district registration on top of everything else. Ennis charges an annual license and requires a notarized inspection checklist.

The one thing that is the same everywhere is the state lodging tax: a 4 percent Lodging Facility Use Tax plus a 4 percent Lodging Facility Sales Tax, 8 percent combined, filed quarterly. Under SB 52 the booking platforms collect and remit it on the reservations they process. Anything booked directly is yours to file.

We track this per property, because getting it wrong is expensive and, in a few of these jurisdictions, permanent.

There is no long term commitment. The agreement runs month to month rather than on a fixed one or two year term, and either side can end it with 90 days written notice. The window exists so booked guests are not disrupted and the listings, calendar, and reviews hand back cleanly.
