Short Term Rental Management in Bozeman, Montana
Profit more while working (and worrying) less.
Locally owned and rated 5.0 from 230+ Google reviews.
What full service management covers
We take the whole operation off your plate. Dynamic nightly pricing, listing creation and optimization across Airbnb and VRBO, guest communication around the clock, professional turnovers and linens, restocking, maintenance and vendor coordination, permit filing and renewal, and monthly owner statements with every reservation itemized.
Why owners in Montana choose us
We are locally owned and locally staffed. Our cleaners, handymen and inspectors are people we know by name, so when something breaks at 9pm on a Saturday it is handled by someone who lives fifteen minutes away, not a call center in another time zone.
Our Google rating is 5.0 across 231 reviews, more than every other vacation rental manager in Bozeman combined. We hold Superhost status with more than 2,000 five star guest reviews across the portfolio. In the first six months managing one five property Bozeman portfolio, revenue rose 85 percent against the same six months the year before.
What it costs
We charge a percentage of the nightly rate, so we only earn when your property does. Cleaning fees are charged to the guest, not billed to you. Consumable supplies are billed at cost with no markup. Owners are paid by the 10th of every month with a statement showing each reservation, the rental income, the fees and your net.
There is no long term commitment. The agreement runs month to month rather than on a fixed one or two year term, and either side can end it with 90 days written notice. That window exists so guests who already hold a reservation are not disrupted, and so your listings, calendar and reviews hand back in good order.
Call or text (406) 570-1155 and we will give you the number for your property on the first call.
Bozeman permits and rules, handled
Bozeman regulates short term rentals by type and zoning district, and the rules changed again on February 1, 2026. We help owners identify their STR type and gather what the City requires: the Montana Department of Revenue sales and use tax permit, the Gallatin County public accommodations license, the fire inspection, sketch and floor plans, and the annual primary residence certification. We track the renewal date so the permit never lapses.
If your property has been permitted since before December 14, 2023, it may qualify as Legacy Type 3. That status is lost if the permit expires, is revoked, or the property changes ownership. We also manage outside city limits in Belgrade, Four Corners, Gallatin Gateway and Bridger Canyon, where different rules apply.
Switching is easier than you think
Send us the address. We run a free revenue review showing what your property should earn at current rates, then walk you through both setups. We can manage on your existing account, where you keep your own reviews and Superhost status, or bring the property onto our accounts so it runs under ours. Most owners are live within two weeks.

Questions owners ask
Yes, we manage across the South West Montana. The rules differ by jurisdiction. Send us the address and we will tell you which apply.
Do you manage properties outside Bozeman city limits?
1
Yes. You have full control of your calendar through the owner dashboard and can book personal stays whenever you want.
Can owners block their own dates and stay at the property?
2
That depends on how you want it set up, and we do it both ways. If we co-host on your existing account, your listing keeps your own reviews and your Superhost status. If we bring the property onto our accounts instead, it runs under our standing, which is Superhost with more than 2,000 five star guest reviews across our portfolio. Owners with an established review history usually keep their own account. Owners just starting out, or coming off a rough stretch, usually do better on ours. We will walk through both before you decide anything.

What owners say
BozemanBnB was a game changer. I was tired of managing my own property and was considering closing my doors. Now I am so glad I didn't. I am making more than ever before and haven't had to do any of the work. I would highly recommend BozemanBnB to anyone out there looking for a full service manager.

I recently switched to BozemanBnB after feeling like my last management company was underperforming. Since switching, our house has been maintained and is performing better than ever before!

BozemanBnB took over my property last April and we have received nothing but 5 star reviews since. Could not be more pleased with the way they are treating me and my property.
